Our Approach

1. We advertise your property with the greatest marketing exposure on the Multiple Listing Service, Keller Williams Listing Service, over 300 major websites, and social media.

2. We include 3D Matterport Virtual Tours for 24-7 digital open house.

3. We provide a 2D floor plan with room measurements.

4. We screen tenant applications with background and credit check, employment history, and references.

5. We request the tenant pay 1st months rent, last months rent (or security deposit), and pet fee if applicable prior to lease date.

6. Our listing fee is one months rent payable after property is leased. Leases are 12 month terms with annual renewal fee of one half of the months rents. Property will be self managed by the owner with professional assistance on tools, systems, and assistance with contractors or inspectors.

7. Our tenants sign leases to agree to automated billing via ACH to ensure prompt payments from tenants and to property owners. Lease payments are due by the 1st of each month via ACH and considered late along with a 10% late fee if paid more than 5 days late.

8. We work with our vendors such as contractors, maintenance crews, electricians, plumbers, roofers, lawn care, pest control, and property cleaners to take care of the property. Property owners have a choice in who is hired and there are no additional fees for working with our vendors.

9. Our joint venture agreement provides a mutual agreed buyout option based on 90% of the appraised value within the management term and including an option agreement to buy with with owner financing, hard money, or conventional financing depending on property situation.

10. Our agreements include cooperation to list the property for lease when vacant or to list for sale if option agreement is waived.
