Joint Venture Property Group, LLC is operating to acquire real estate investment property and partnerships with other real estate investors for an equity interest in the property through a joint venture agreement, option to purchase agreement, seller financing, or working with private lenders. We can structure terms for sellers to be fair market value, earn consistent income, or potentially reduce and defer taxes. For investor partners we can also find opportunities to co-invest in rentals or properties to be rehabbed and flipped.

For our investor clients and investment partners we seek to offer solutions to that would outperform competition of property management, reduce maintenance fees, removing unnecessary fees, provide repair and maintenance options, and ensure easy and prompt payments for real estate monthly profits or interest payments.
As investment partners our goal is to provide a mutually beneficial exit strategy for property owners to receive a fair market price when the property owner wishes to enter in a buyout agreement. Our model is to enter into a mutual agreed buyout option at 90% of the appraised value via cash or conventional loan purchase. The secondary buyout option includes a purchase at 90% of appraised value with a two year balloon payment to provide a structured sale for owners that wish to spread out their capital gains tax, provided no liens exist on the property. We partner with property owners, investors, provide value to sell at a fair price without disturbing tenants, and provide exit strategy solutions to defer or spread out capital gains taxes.
